Proposed Office Development, Portlethen, Aberdeen: The Wood Group

JFS Architects were appointed by Stewart Milne Construction to answer the Design Development Brief for a Major Commercial Office Complex at Portlethen, Aberdeen. The Project was an “owner/developer” let venture where a lease submission for the proposed new building had to be agreed with the end user, The Wood Group.

The proposal consolidated several of the Wood Groups office buildings into one new purpose built self-contained Headquarters building for some 1200 staff. The building had to be designed to comply with the British Council of Office (BCO) guidelines for a new office development, achieve a BREEAM “very good” rating and embrace the specific requirements of the Wood Group’s design development brief that stipulated the following important criteria:

153,000sqft net internal office space
3,000sqft of gymnasium facilities
4,500sqft of restaurant and kitchen accommodation
900 car parking spaces
25% future expansion capability

The building also had to be designed so that each floor or wing could be flexible and capable of being separate let in order that, if required, the building can be divided into individual tenanted areas and evolve to become a multiple occupancy facility.
